HOA-Ready Landscape Plans for New Phoenix-Area Homes
Many new-home HOAs around Phoenix give you only weeks to submit a landscape plan after closing. Designscape gives you a design-only plan that’s ready to submit to your HOA.
Example deadlines from published HOA guidelines
Fulton Homes communities
Escalante, Queen Creek Station and Fulton Homes at Cooley Station
Front-yard landscape plans are due within 30 days of close of escrow, and front-yard landscaping must be finished within 120 days.
Fulton Homes posts a compliance deposit that varies by community and lot: for example, $1,500 to $2,500 at Queen Creek Station and up to $3,500 at Cooley Station. Missing either deadline forfeits the deposit.

Front- and rear-yard deadlines
The front yard must be landscaped within 90 days and the rear yard within 180 days of close of escrow or certificate of occupancy, whichever is later. The front-yard requirement excludes landscaping installed by the original builder.
Landscaping needs written Architectural Review Committee approval first. Unapproved changes can bring a $300 fine, plus $300 a month if they aren’t approved or removed within 30 days.
